Director of Operations (Property Management and Construction)

Our client, a major property management and construction company overseeing several hundred rental apartments and condos in modern, welcoming, and secure buildings, is currently seeking a Director of Operations.

Nature of position

Reporting to the company's President, you will be responsible for overseeing all construction activities and major projects, repair and maintenance, and general upkeep of the company's multi-residential real estate portfolio. In this role, you will:

  • Identify and implement continuous improvements to processes, tools, and operational organization;
  • Support and guide the managers of each technical department;
  • Actively contribute to the evolution of internal practices to support the company's growth and performance;
  • Participate in defining and executing strategic directions for property operations;
  • Plan and manage major construction projects for new buildings;
  • Manage stakeholders (professionals, contractors), budgets, schedules, and delivery quality;
  • Ensure the smooth integration of new projects into the existing portfolio;
  • Supervise the technical and operational performance of units across approximately fifty buildings;
  • Optimize preventive maintenance processes, operating costs, and tenant satisfaction;
  • Manage and optimize the building maintenance team as well as subcontractors;
  • Ensure building cleanliness, seasonal maintenance (lawn care, snow removal, etc.), and minor common area repairs;
  • Perform any other duties consistent with your role.

Required qualification

  • Bachelor's degree in civil engineering, construction engineering, architecture, or any other relevant field (additional experience may compensate for lack of degree);
  • Minimum of 10 years of relevant experience in construction and/or property management;
  • Excellent communication and leadership skills, and strong organizational abilities;
  • Strategic vision and results-oriented mindset;
  • Excellent understanding of regulatory, technical, and human issues related to rental properties.
